The project, known as Miami 105 Logistics at Flagler Station, is scheduled for completion in the third quarter of 2026. The approved plans call for a 97,000-square-foot warehouse featuring 32-foot clear heights.
The development requires the demolition of eight office buildings dating back to the 1970s, repurposing the aging office park into a next-generation, LEED-certified logistics hub.
The 2.8-acre site, which is zoned industrial, includes a 12,000-square-foot, two-story main building; a 7,500-square-foot warehouse; and a 2,200-square-foot maintenance shop.
The deal underscores how lucrative the IOS sector has become — open yards near major hubs like airports or freight corridors are increasingly seen as valuable real-estate assets.
