Codina Partners is set to redevelop the final remaining older generation office buildings that were part of the former Koger Center and an expansion next to the existing retail along 87th Avenue.
The first component of the final phase will introduce nearly 25,000 square feet of retail offerings and 929 parking spaces in the garages serving the retail space. The expansion will include 13 customizable units, with a rooftop deck featuring pickleball courts and other amenities.
“Years ago, we embarked on a journey to create a thoughtfully developed, well-rounded urban community in Doral,” said Ana-Marie Codina Barlick, CEO of Codina Partners.
In clearing approximately 25 acres, Codina Partners will use the former Koger Center site to introduce new residential offerings, including a potential private, gated single-family community, plus a multifamily development.
“The shift from office to residential is primarily driven by market demand and expands on the success of the Canarias single-family residences and Palma Towers,” Ms. Codina Barlick said.
Founded in 2005, the 250-acre mixed-use development of Downtown Doral consists of over 40 retail shops and restaurants; The Offices at Downtown Doral offering more than 660,000 square feet of Class-A office space; and 5,000 residential units, including the condo towers 5350 Park, 5300 Paseo, and 5252 Paseo, as well as The Residences at Downtown Doral, which includes the single-family home community of Canarias, and the Townhomes at Downtown Doral.
The community is home to two charter schools, Downtown Doral Charter Elementary School and Downtown Doral Charter Upper School.
The community also holds the Doral Government Center – an LEED-certified city hall nestled at the heart of Downtown Doral. It is adjacent to a 3-acre central park and an over 14,000-square-foot cultural arts center.
The LUX Doral, Downtown Doral’s array of interactive art installations, will also be expanding its collection, adding immersive installments throughout the retail district and the larger community.
