Doral is one step closer to finalizing a big mixed-use project on Northwest 41st Street and 94th Avenue.
Last week, the City Council changed the land-use category of the controversial Sanctuary Project, located at Northwest 41st Street and 94th Avenue, from “office-residential” to “community mixed-use.”
One zoning item remains to be voted on during the city’s next zoning hearing, which is scheduled for Aug. 23. If the zoning questions passes with a majority vote, Shoma Homes will build 147 housing units with 29,400 square feet of retail space on seven acres. Shoma’s original request was to build 12 luxury mansions. The City Council ultimately decided it was incompatible with the surrounding area and the city’s master plan.
In June, the development company requested to build more than 200 units, however amended their request last week, city officials said. The switch to a large number of multifamily homes plus retail businesses drew controversy in the past.
Residents complained about future congestion and the increase in density. The property has only one way in and out, on a one-way street; getting out would require a series of extra turns. Residents stressed it would only worsen traffic on Doral’s already congested roads.
Shoma Homes will be paying for “dynamic traffic signal systems in that are. In addition, Shoma will purchase an additional trolley for the city’s fleet to relieve traffic pressure elsewhere.”
