Gordon Messinger, Director of Commercial Brokerage at Cushman & Wakefield represented the landlord, Hoffman Flagler, LLC, in a 84,467-square-foot lease deal with Simply Healthcare Plans, Inc. at Flagler Corporate Center, located at 9250 W. Flagler Street in Miami.
The healthcare company is consolidating its two Coral Gables locations at 1701 Ponce de Leon and at Douglas Entrance and plans to occupy its new offices in the top floor of Flagler Corporate Center by the end of this year, according to industry sources.
According to its website, Simply Healthcare is a Florida-licensed health maintenance organization that provides health plans for people enrolled in Medicaid and/or Medicare programs. Simply Healthcare Plans and its affiliates, Better Health and Clear Health Alliance serve more than 200,000 Medicare and Medicaid members in 60 Florida counties.
Messinger was tapped to lease and market more than 235,000 square feet of available space in the building when the entity purchased the asset last October. The 6-story building, which totals 634,818 square feet, was built in 1974, according to Miami-Dade County records. The building offers some unique amenties including a rooftop helipad a low-cost electric rate and fiber optics via FPL FiberNet, a tenant occupying 400,000 square feet in the building. The presidential campaign headquarters of Jeb Bush also occupies space in the building.
A company tied to Chateau Group’s Grosskopf family made a substantial profit on the $57.5 million sale of the building. Orot Flagler LLC, a Hallandale company managed by Manuel Grosskopf, paid $37 million for the properties in April 2011.
