Easton & Associates represented an international food distribution company relocate its South Florida operation from Miami to Doral.
American Fine Food Corporation signed a lease for 147,581 square feet of distribution/office space located at 9835 NW 14th Street. Dalton Easton represented the tenant. Devin White of CBRE represented the landlord.
American Fine Food is sub-leasing the space from Boeing. Easton said the client was facing rent increases at its former location and desired to save some money to buy its own building in a few years.
“We were able to negotiate a short-term deal with a below-market rent,” said Easton. “This will give the client the flexibility and cost savings to help try and buy their own building within the next five years.”
American Fine Food distributions well-known brands like Coca Cola, Tide, Ritz and Kellogg’s to the Middle East and other international destinations.
The company’s new home is inside International Corporate Park, a pioneering 300-acre Class A industrial park developed by Dalton’s grandfather and father in the late 1990s.
“As a young boy, I recall visiting Doral on the weekends with my dad to check on the development’s progress,” said Dalton Easton. “It’s gratifying to see things come full circle as I am now in the commercial real estate business placing tenants in the park that my family built some two decades ago.”
In a separate transaction, Dalton represented Smartlink, LLC in sub-leasing 18,000 square feet of industrial space at 8015 NW 84 Street in Medley. The Maryland-based telecom company recently expanded to South Florida. Raydel Enriquez of Vivo Real Estate Group represented the landlord.
