Plans to develop a data center in western Miami-Dade County have been scrapped in favor of a warehouse project.

EdgeConneX Miami Holdings III LLC, an affiliate of Virginia-based data center developer EdgeConneX, originally submitted a pre-application earlier this year to build an 87,877-square-foot warehouse at a 6.25-acre site in the Beacon Station business park. The property is located near the southwest corner of Northwest 106th Street and Northwest 112th Avenue.
In 2022, EdgeConneX had proposed constructing a 145,700-square-foot data center on the same site, but the project never advanced to construction. In June, the company sold the vacant land for $15.35 million to Flagler Building I LLC, a subsidiary of Indianapolis-based Ambrose. While EdgeConneX specializes in data centers, Ambrose develops a variety of industrial facilities, including logistics warehouses and e-commerce distribution centers.
The new warehouse design, created by California-based architecture firm Ware Malcomb, includes a 32-foot clear height, 30 loading docks, two drive-in doors, and 90 parking spaces.
Attorney Tracy R. Slavens, who represented the applicant, declined to comment on the project by the publication deadline.
Although demand for data centers continues to grow nationwide, Miami-Dade’s industrial real estate market has also seen significant expansion. In the pre-application, Slavens noted that the property’s proximity to Florida’s Turnpike makes it a strategic location for warehouse development—a factor less critical for data center operations.
Pre-applications allow developers to receive feedback from Miami-Dade County officials before filing formal development proposals.
