A large Telemundo television studio could be built in west Miami-Dade County near the Dolphin Mall according to plans foreshadowed by a development application.
Prologis affiliate AMB Codina Beacon Lakes filed an application with county officials on Dec. 23 that would amend its Beacon Lakes project with additional space for industrial buildings, which could include a production studio, and the relocation of its retail phase.
Beacon Lakes is on the south side of Northwest 25th Street between Florida’s Turnpike and Northwest 137th Avenue. The Dolphin Mall is on the east side of the Turnpike.
Prologis already built most of its allocated 5.3 million square feet of industrial space and 175,000 square feet of office space there, but it still has the rights for 495,000 square feet of retail. Under the new application, Prologis would expand the site plan from 436 acres to 482 acres to account for recently acquired properties. That would permit an additional 785,761 square feet of industrial development.
The application also seeks to relocate the retail component from the southwest corner of the site to its eastern edge – along Florida’s Turnpike just north of State Road 836/the Dolphin Expressway.
Speaking about the new retail location, the Prologis application states: “Within Beacon Lakes, it would be directly south of the Telemundo television production studio facility, which will be a major employment center for both the surrounding area and Miami-Dade County as a whole.”
Holland & Knight attorney Tracy Slavens, who represents Prologis in the application, couldn’t be reached for comment.
Those first two buildings appear to be where the Telemundo studios could go. That site is currently vacant, with the vegetation having been removed to prime it for development.
