Indianapolis-based developer Ambrose is moving forward with a new industrial development in Miami-Dade County’s Flagler Station area after securing an $18.12 million construction loan.
First Internet Bank of Indiana issued the mortgage to Flagler Building I LLC, an Ambrose affiliate, for the 6.25-acre site located at 11375 N.W. 105th St., near Florida’s Turnpike.
Ambrose acquired the property for $15.35 million in July 2025. The approved plans call for a 97,000-square-foot warehouse featuring 32-foot clear heights, 85 parking spaces, and 33 loading docks.
The project, known as Miami 105 Logistics at Flagler Station, is scheduled for completion in the third quarter of 2026. Cushman & Wakefield will handle leasing, according to the developer’s website.
Industrial development remains active in the area. A fourth-quarter Colliers report shows 3.54 million square feet of industrial space under construction across Miami-Dade County, including 2.61 million square feet in the Medley/Hialeah Gardens submarket, which encompasses Flagler Station. That submarket reported a vacancy rate of 9.1% and an average asking rent of $16.93 per square foot.
