A Miami-based shipping company focused on exports to the Caribbean and South America is expanding its operations with a new long-term lease in Doral.
Ambika Shipping Miami LLC, operating as AMBK Shipping, has signed a lease for nearly 48,000 square feet at Royal Palm Doral Building 1, located at 6450 N.W. 97th Ave. The lease terms were not disclosed.
AMBK Shipping is consolidating two smaller South Florida warehouses totaling approximately 30,000 square feet into the new space—a 60% increase in footprint.
“The older facilities, in use for decades, no longer met the company’s growing logistical needs,” said Carlos Velasquez of VSRE, which represented the landlord. “They wanted to modernize their operations. Those older buildings weren’t built for the efficiencies required in today’s logistics.”
Fajer International Realty’s Loreley Fajer represented AMBK Shipping in the transaction. Raydel Enriquez, Raul Estrada, Andrea Montejo, and Carlos Velasquez of VSRE represented the landlord, Terreno Realty Corporation. Miami Lakes-based VSRE also serves as the broker, developer, and property manager for the property.
Royal Palm Doral includes two Class A industrial buildings totaling about 344,000 square feet at 6450 and 6550 N.W. 97th Ave. Completed in 2024, the facilities feature 36-foot clear heights, 66 dock-height doors, and two drive-in ramps each.
With AMBK Shipping’s lease, Building 1 is now approximately 60% occupied. Building 2 is fully leased.
Located near Florida’s Turnpike and Miami International Airport, the site offers strategic access for logistics operations. Terreno Realty, based in Bellevue, Washington, acquired Royal Palm Doral for $130.7 million from a Blackstone affiliate. The REIT has been active in the Doral market, including a $195.6 million acquisition last December and an $82.25 million sale in July.
