A developer behind two existing Doral hotels is seeking approval to build a new luxury condominium project on an adjacent site.
Eurocon LLC, managed by Orando Padron, has submitted a rezoning request for a 4.95-acre property at 3285 N.W. 107th Ave. The Doral City Council is scheduled to consider the application on Dec. 10. The site is currently home to the 145-room Aloft hotel and the 142-room Element hotel, both completed by Eurocon in 2013 and 2015.
The proposal seeks to change the zoning designation from “office” to “office and residential,” paving the way for an eight-story building with 69 luxury condominiums. The project, to be named Ritz Sky Mansions, would be constructed on the parking lots east of the existing hotels. Plans also call for approximately 5,000 square feet of ground-floor commercial space.
Although a detailed site plan has not yet been submitted, the application states that each residence would include a private parking garage with direct drive-up access. A separate parking structure would serve the hotels and commercial area.
Carlos Mejias of TM Management Group, which represents the developer, was not available for comment.
According to the application, the project aims to create “a walkable, livable micro-community” along the Doral Trolley System route at the intersection of NW 107th Avenue and 33rd Street.
