Banyan Street Capital has announced a new phase of development at Doral Center, a 292,000-square-foot office campus in Doral, located across from Trump National Doral Resort and Country Club.

Planned enhancements include a residential component, an expanded parking garage, and a proposed third office building, which will increase the campus’s total office space to more than 350,000 square feet upon completion.
In January, Banyan sold a three-acre parcel on the western portion of the campus to ROVR Development for a planned residential project. The development is expected to include 330 apartments in an eight-story building, replacing an underutilized surface parking lot near the existing garage. The garage itself will be expanded to accommodate more than 1,150 vehicles, in addition to onsite surface parking.
At the same time, Banyan is moving forward with plans for a new 60,000-square-foot boutique office building at the center of the campus. The four-story structure will sit between One Doral Center and Two Doral Center, enhancing the property’s amenities and further supporting its transition into a more integrated live-work environment.
“We view these development opportunities as a way to generate stronger returns for investors while activating underused land, introducing complementary uses, and enhancing both our office spaces and surrounding neighborhoods,” said Taylor White, president of Banyan Street Companies.

Banyan has applied similar strategies nationwide. Nearby, the firm rezoned a corner parcel, sold approximately five acres for retail development, and contributed to its transformation into a mixed-use destination. In Atlanta, Banyan has also co-developed a 345-unit high-rise residential project atop an existing parking structure, as well as a 328-unit mid-rise residential community on a former office parking lot.
“Our office investment strategy is deliberate and focused,” said Zac Gruber, president of Banyan’s office division. “Doral Center exemplifies how targeted capital investment, thoughtful phasing, and a strong understanding of tenant demand can drive long-term value. By expanding office space while adding residential and parking components, we’re creating a more resilient, flexible campus designed for sustained performance.”
