Boston-based TA Realty has acquired Webster Business Park, a four-building warehouse complex near Miami International Airport, for $47.6 million.
The seller, MP Webster Park LLC — an affiliate of AEW Capital Management — sold the 178,521-square-foot industrial property at 7200 N.W. 25th Street. The deal equates to roughly $267 per square foot, according to Vizzda.
The property last changed hands in 2019 for $25 million, highlighting the sharp rise in industrial property values across Miami-Dade County amid strong demand and rent growth. Built in 1972 on 7.8 acres, the warehouse park features 16-foot clear heights and 54 grade-level loading doors.
Miami-Dade’s industrial market has continued to show resilience, though vacancy has ticked upward. Colliers reported a 7.1% industrial vacancy rate in the first quarter, up from 6% a year earlier. Average asking warehouse rents also increased year-over-year, rising to $16.81 per square foot from $16.57.
TA Realty has remained active in South Florida’s industrial sector over the past year. In June 2025, the firm also purchased an industrial development site in Opa-locka for $105.7 million.
