A new luxury mixed-use residential development, Ritz Sky Mansions, has been approved for construction on a site currently designated for industrial use in Doral.

The project will rise at 3285 NW 107th Ave. as an eight-story condominium building featuring 69 upscale units. It is planned for approximately five acres of an existing parking lot that currently serves the Aloft Hotel and Element Hotel. In addition to residential space, the development will include 5,000 square feet of office space, structured parking, modern architectural elements, bike racks, landscaped areas, pedestrian walkways, and public art installations. Parking will also accommodate the existing hotels.
According to William Riley, who represented the developer Eurocon at a March 11 Doral City Council meeting, the site is surrounded by industrially zoned parcels but has never been used for industrial purposes.
“Historically, the property has functioned as a standalone site,” Riley explained. “City staff noted that the area now serves as a transitional zone within a rapidly evolving development pattern that blends industrial and residential uses. As a result, we prioritized traffic circulation in the project’s design.”
The ground level, which integrates the existing hotel components, will provide approximately 450 parking spaces along with clearly defined pedestrian pathways, landscaped seating areas, and improved walkability connecting the site to neighboring properties.
“The project aligns with the city’s land use and zoning goals by incorporating civic spaces, public art, and enhanced landscaping to create an engaging and attractive public environment,” Riley added. “This approach supports placemaking and encourages community interaction,”
Notably, about 44% of the site will be dedicated to landscaped open space—exceeding minimum requirements—helping improve environmental quality, manage stormwater, and enhance visual appeal.
A traffic study indicated minimal impact, with the development expected to generate just 28 vehicle trips during morning peak hours and 40 during evening peaks, remaining well below allowable density limits.
The Doral City Council approved the Ritz Sky Mansions project in a 3-2 vote.
