A vacant tract along one of Doral’s busiest commercial corridors could soon give way to a new pharmacy-anchored shopping center.
MMG Equity Partners and property owner Cedeco 41 LLC are pursuing plans for a mixed-use commercial development on approximately 7.57 acres north of Northwest 41st Street, between Northwest 112th and 114th avenues. The property is designated for business use and is zoned Corridor Commercial.
The proposal calls for three principal components: a 15,584-square-foot pharmacy with a drive-through, a 26,600-square-foot shopping center and a 3,053-square-foot convenience store. Plans also include a gas station beneath a 7,910-square-foot canopy.
A CVS Navarro pharmacy is expected to anchor the project, giving the developers a nationally recognized tenant as they move through the municipal review process.
The Doral City Council is scheduled to consider the site plan during an August 12 public hearing. Because the proposal remains subject to city review, its final configuration and development schedule could change.
The project is notable in part because of the limited supply of undeveloped commercial land in Doral. The city has become one of Miami-Dade County’s most important employment, distribution and logistics centers, supported by its proximity to Miami International Airport and major transportation routes such as the Palmetto and Dolphin expressways.
As Doral’s industrial and office base has expanded, so has demand for nearby shopping, dining and service-oriented businesses. The proposed center would add neighborhood-scale amenities for residents as well as employees, drivers and other customers traveling through the Northwest 41st Street corridor.
For companies occupying warehouses and distribution facilities near Miami International Airport, continued retail development can make surrounding industrial districts more convenient for employees and visitors. Pharmacies, fuel stations and everyday services are particularly useful in areas where business activity generates substantial daytime traffic.
At the same time, the conversion of another vacant parcel illustrates the growing competition for well-located land in Doral. Large development sites with access to major roads are becoming increasingly difficult to find, placing additional importance on how the city balances industrial, commercial and residential growth.
If approved and completed, the Cedeco 41 project would represent another step in Doral’s evolution from a primarily industrial employment center into a more fully developed urban market where warehouses, offices, housing and consumer services operate side by side.
