A company owned by former President Donald J. Trump is seeking approval to build four condo towers and commercial space at his golf resort in Doral.
The development of the Trump Doral International condo would leave the 470-room hotel and golf courses at the Trump National Doral Miami at 4400 N.W. 87th Ave. in place and could draw more visitors to them.
Trump first filed a site plan for the 56.4-acre property in 2022, seeking 2,209 condos and 107,432 square feet of commercial space. Those plans have since been revised, with fewer condos but more commercial space. Doral officials approved a comprehensive plan amendment changing the land use for the Trump National Doral Miami in 2023. On Aug. 14, the City Council will hold the first reading to change the zoning and approve the site plan.
The latest plans for Trump Doral International call for 1,498 condos in four towers of 20 stories each, 141,694 square feet of commercial space with mostly retail and restaurants, and a significant amount of public space, including a public plaza at the corner of Northwest 87th Avenue and Northwest 36th Street. The development would take place on what are currently surface parking lots.
Local attorney Felix Lasarte said the condo project is a luxury country club community, similar to the many communities of single-family homes surrounding other top-notch golf courses in South Florida.
“Because there’s no space to build a large number of single-family homes in Doral, the only option is to build condos,” said Lasarte. “It’s really geared towards people who are golfing enthusiasts, overseas buyers who want golf course-type amenities. You buy a unit and become a member of the country club in Doral, then you have virtually unlimited access to golf, tennis and pools.”
Lasarte said the condos would start around $2 million and they would be mostly larger units, with the ability to combine neighboring condos for even more space. The condo would not permit short-term rentals, so it would not compete with the resort hotel.
“Each could tower would be developed separately in phases. If the project secures all approvals, Trump could launch condo sales in spring or summer 2025,” Lasarte added.
Since the property is in the flight path of Miami International Airport, the height there is strictly regulated by the FAA and the Miami-Dade Aviation Department. Each condo would be 210 feet tall. The FAA and MDAD have yet to sign off on the project.
Lasarte noted that there are other 20-story buildings in the area, so he’s hopeful the height will be approved.
“As for the commercial space, it would be high-end shops and restaurants situated near the new public plaza,” said Lasarte. “They would be connected to the hotel and condos by new walkways, so the entire project would be very walkable. There’s a lot of retail in Doral but not a lot of it is high-end retail and I think we could attract that.”

The new condo market in Miami-Dade County has experienced a solid number of sales in recent years and many new projects are focused on the luxury market. Most of those condos are on the beaches or in Miami’s urban core, so this would be one of the few new condos in South Florida connected to a luxury golf resort and spa.
The last Trump-branded condo completed in South Florida was Trump Tower III in Sunny Isles Beach, but that was built by another developer through a branding agreement, not with Trump as the majority owner. And that was before Trump ran for president.
