An affiliate of Allied Universal Corp., a manufacturer of water treatment chemicals, purchased two warehouses in Miami-Dade County’s Ludlam area for a total of $15.5 million.
The properties were sold by Waas Industrial Park LLC, managed by Martin Waas, to Ludlam Warehouses, an entity led by Allied Universal head Robert Namoff. Property data firm Vizzda confirmed the transaction. This marks the first time both warehouses have been sold.
The larger deal included a 33,050-square-foot warehouse spanning 7020 and 7038 S.W. 46th St., along with 4601 S.W. 71st Ave., for $10.85 million—about $328 per square foot. The building sits on a 1.4-acre site and was constructed in 1974.
The second property, a 13,162-square-foot warehouse at 7428 S.W. 42nd St., sold for $4.65 million, or $353 per square foot. It was completed in 1976 on a 24,839-square-foot lot.
Founded in 1954, Allied Universal produces water treatment chemicals, primarily for swimming pools. The company is headquartered at 3901 N.W. 115th Ave. and also operates a warehouse in Medley at 8350 N.W. 93rd St.
